The remodel-vs-move math: add your remodel budget to what you paid; compare against what turnkey equivalents sell for on your street plus transaction costs (8–10% round trip) plus what surrendering a low mortgage rate costs you monthly. In most 2026 metros, the remodel wins on land you already own.

Where budgets go sideways

  • Behind the walls — systems surprises in older homes. Carry 15% contingency, spend it gratefully or keep it.
  • Scope creep by adjacency — "while the wall's open…" is how $300K becomes $420K. Decide the full scope once, up front — which is precisely what the design phase of design-build is for.
  • Phasing to live in place — possible, but priced. Get both numbers before deciding.

When you already own in a neighborhood you love, remodeling usually wins — you keep your lot value, your tax basis, and (for many owners) a pre-2023 mortgage rate that no new purchase can match. The exception: when the house needs more than ~60% of its replacement cost in work, or the lot itself is the problem.

Sometimes, in phases — kitchen first while you camp in the family room, then trade. It adds schedule (10–25%) and sanity costs. Moving out for 4–6 months is faster and often cheaper overall once you price the phasing premium.

Opening walls with no systems contingency. In any house past 25 years old, plan on finding aluminum wiring, galvanized or polybutylene plumbing, undersized panels, or creative framing. A 15% contingency isn't pessimism, it's pattern recognition.

Cohesion sells. A house remodeled once, comprehensively, appraises and shows dramatically better than the same money spread across five disconnected projects over a decade. You also fix the systems buyers' inspectors flag — which is what keeps deals from falling apart.
